What's the difference between the Record Check and the COTA Report?+
The Record Check is a preliminary review of readily available mortgage-related records with a concise written summary. The COTA Report is a deeper Chain of Title Analysis with a detailed research report.
Does the Record Check include the education videos?+
No. The $99 Record Check does not include Academy access.
Does the Academy include property research?+
No. The $299 Academy on its own is education only.
Can I upgrade from a Record Check to COTA?+
Yes, optionally. Purchase the COTA Report within 30 calendar days of your Mortgage Record Check purchase and your full $99 is credited toward the $1,999 price, leaving $1,900 before any applicable taxes. The 30 days begin on your Record Check purchase date, not the date you receive your results. Academy customers keep their existing terms: a qualifying upgrade within 30 days receives a $299 credit, leaving a $1,700 balance.
What if I bought both the Academy and a Record Check?+
Each offer's credit has its own 30-calendar-day window, beginning on that offer's purchase date. Purchasing one does not shorten or restart the other's window.
What if my records aren't available?+
Results depend on what records can be accessed. If there isn't enough to assess, your summary will say so and list what could not be reviewed.
Why do I need this if my mortgage is current?+
Being current is exactly why now is a calm time to look. Understanding the records connected to your mortgage isn't about a problem, it's about being informed about one of your largest assets while there's no pressure.
What if everything is fine?+
Then you'll have clarity and organized records to show for it. Maybe everything is exactly as expected. The value is in knowing, and in having the history gathered in one place.
Can't I obtain public records myself?+
Yes, many records are public. H.I.S. helps by researching, gathering, and organizing that available information into one clear, readable picture, which can save time and reduce confusion about where to look.
How long does a COTA Report™ take?+
Estimated completion time is 14–21 days from the date of order. Complex properties may take longer.
What happens after I order?+
After purchase, you'll receive instructions for submitting property information and supporting documents, if applicable. Your H.I.S. Homeowner Education Academy™ access is included with the order.
Does the COTA Report include the Academy?+
Yes. COTA includes the complete 10-video H.I.S. Homeowner Education Academy™ at no additional cost.
Does a COTA Report™ prove my mortgage is invalid?+
No. A COTA Report™ is an educational review and analysis of publicly available records. It does not draw legal conclusions and does not determine whether any document is valid or invalid.
Is this legal advice?+
No. Home Information Support LLC provides research, informational, and educational services and is not a law firm. Neither service is legal advice, a title examination, or title insurance.
Is a problem guaranteed to be found?+
No. No result is guaranteed. A review identifying no immediate research flags also does not prove records are complete or problem-free.
